Give Yourself the Best Room in the House

You want the bathroom and the closet right there, sized for two people getting ready at the same time. Room to move at six in the morning without anyone waiting on anyone.

A shower with two heads and room to stand under either one. Tile that runs to the ceiling. A tub across from a window, filled on a Sunday when there is nowhere to be. Your clothes hanging where you can see all of them at once, a side each, everything folded and nothing stacked on a chair.

Then the room itself. Light on the far wall in the afternoon, a bed that is not squeezed between two doors, and a place you are in no hurry to leave.

Where the Primary Suite Goes

Ground floor, off the back. The most common master bedroom suite, and the one people choose when stairs are the reason they are moving otherwise. Plumbing runs are usually shortest here.

Over the garage. Uses a footprint you already have. The framing below has to carry it, and the floor needs insulation and sound separation the garage never needed.

Second story, over existing rooms. More structural work than either of the others, and the whole house has to be checked for what it can hold. See second-story additions.

What Drives the Cost of a Master Suite Addition

The bathroom is the expensive half. Tile, fixtures, and glass account for a large share of the total, and the range between a builder-grade bath and a fully tiled shower with a freestanding tub is wide.

Distance to the existing plumbing is the other lever. A suite that backs up to an existing wet wall costs less to connect than one on the far side of the house.
