You need more room, and you already picture what it looks like. The light it gets, where the door lands, how it opens off the rest of the house.

A room addition is a full build. New foundation, framing, roof, and mechanical work. The connection between old and new is the part that decides how it turns out.

That is where AG-CM comes in. Founder Abdallah Atieh walks the decisions with you in order, which turns the biggest project in your house into the fun part.

Start With What the Room Is For

Bedroom. The most common addition, and the one that changes what the house is worth to the next buyer as much as to you.

Family or living room. Wider spans, more windows, and usually the room that opens to the rest of the house rather than sitting off a hallway.

Home office. A door that closes on the rest of the house, wired and insulated for how you actually work in it.

Sunroom or four-season room. Glass changes the heating and cooling math, and the room gets built differently depending on whether you want it usable in February. See sunrooms.

Bump-out. A few feet added to a room that is almost big enough. Smaller scope, same structural questions.

Second-story additions go up when the lot has no room left to build outward. A master suite addition pairs the bedroom with its own bath and closet. For a parent or family member moving in, see mother-in-law suites. A garage addition handles vehicles and storage.

What Goes Into a Room Addition

The connection to the rest of your home is the hard part.

The new floor has to meet the existing floor at the same height, which depends on the foundation the house already sits on. Ceilings have to line up as well, or the opening between the two rooms announces itself every time you walk through it.

Opening that wall usually means taking out structure that was holding the roof up. It gets replaced with a beam sized for the load it inherits.

Then there is air. A new room pulls from a system that was sized for the house without it, so sometimes the existing ductwork extends and sometimes the addition gets its own zone.

From the street, none of this should show. Windows and rooflines get matched to the original elevation.

What Drives the Cost of a Room Addition

What the room has to do sets the price. A bedroom and a family room of the same size land in different places, because of what runs inside the walls.

Foundation type and roof complexity account for more of the cost than the finishes do. So does the size of the opening between the addition and the house, since a wider opening means a bigger beam and more structure carrying it.
